Real Estate Acquisitions & Dispositions Virtual Assistant
Acquisitions and dispositions run on volume and follow-up, not on one closer working the phone alone. iFOVS places trained Philippines-based callers and coordinators into investor teams across the United States, Canada and Australia — working your hours, in your CRM, at a fraction of a local hire.
This is investor-side support — finding motivated sellers and moving contracts to cash buyers. It is a different job from the agent-side cold calling role built for realtors and brokers; see real estate cold calling virtual assistants if that is what you need instead.
What your acquisitions and dispositions caller does every day
- Works your seller lead list: pre-foreclosure, tax-delinquent, absentee-owner, probate, vacant, and other motivated-seller lists you provide
- Qualifies for motivation and timeline, not just interest, before a lead reaches your acquisitions manager
- Books a live transfer or a scheduled call, whichever your process runs on
- Manages your buyers list on the disposition side: matching contracts to cash buyers, tracking who has closed, gone quiet, or needs a follow-up
- Follows up on contracts in progress so nothing sits untouched between acceptance and close
- Reports call volume, appointments set, and contracts assigned weekly, in your format

If your stack is not listed, tell us. We will either show you someone who already knows it or say honestly that we would be training them on your time.
Who this works for
- Wholesalers who need consistent seller-lead volume without hiring a full-time acquisitions manager first
- Fix-and-flip investors who need the buyers list actively managed between contract and close
- Buy-and-hold investors scaling acquisitions beyond what one person can dial
- Investment teams who already have a system (PropStream, REISimpli, Podio, or similar) and need someone working inside it, not replacing it
How hiring works
- Tell us the role. Ten minutes on a call or a short form — acquisitions, dispositions, or both.
- We shortlist. Three matched candidates within 72 hours, with CVs, assessments and recorded introductions so you can hear them before you meet them.
- You interview. You choose. Always.
- They start. Onboarded on your lead lists and your systems, managed by us, working your hours.
No recruitment fee. No setup fee. No lock-in.
What it costs
Acquisitions and dispositions support is hired on a straight hourly rate, part-time or full-time. The rate includes recruitment, onboarding, equipment, quality assurance, cover for absences and account management.

Why Philippines-based support works for acquisitions and dispositions
Three reasons this specific pairing works better than it looks on paper.
Accent and English. The Philippines has the largest English-speaking workforce in Asia and a neutral accent that US homeowners follow without friction on a cold outreach call. We assess spoken English before shortlisting for any calling role — it is the single thing that decides whether a prospecting call survives the first ten seconds.
Hours. Your caller works Eastern, Central, Mountain, Pacific or Australian time. Seller outreach has to happen when homeowners answer the phone, and buyer follow-up has to happen when your cash buyers are checking messages — neither window is negotiable.
Oversight, not self-reported hours. Our people work as independent contractors from our own office — never remotely — with a manager reviewing real output on every account. On a role that lives or dies by dial volume and follow-up discipline, that oversight is the difference between a list that gets worked and a list that gets ignored.
How to choose an acquisitions and dispositions caller
This role is easy to hire badly, because a resume cannot tell you whether someone can hold a motivated seller on the phone or keep a buyers list from going cold. Here is what actually separates a good hire from a bad one.
Listen to a call to a distressed or motivated-seller lead, not a warm one
Anyone can sound confident on a call to someone who already wants to sell. Ask for a recording of a call to a skip-traced or pre-foreclosure lead instead — you are listening for whether they stayed calm and kept a guarded homeowner talking, or read a script into a hang-up.
Ask how they’d handle a buyer who has gone quiet mid-contract
Dispositions is a follow-up job as much as a sales job. A good answer describes a specific cadence — call, text, email, escalate to you — not a vague “I’d check in.”
Check how they qualify motivation, not just interest
A seller who is curious is not the same as a seller who needs to move this month. Ask what questions they ask on a call to tell the two apart — timeline, reason for selling, condition of the property — before it reaches your desk.
Confirm they know the limits of their role
Deal structure — wholesaling, assignment of contract, double close — is state-law-dependent, and a caller who starts giving contract or legal advice on the phone is a liability, not an asset. A good candidate knows to move a structural question to you or your attorney, not answer it themselves.
Frequently asked questions
Do you help with wholesaling — acquisitions and dispositions?
Yes. Acquisitions callers work seller-lead lists to a live transfer or booked call; dispositions support manages your buyers list, contract follow-up and close tracking. Both work inside the systems you already use — we do not ask you to migrate your pipeline.
Can one person handle both acquisitions and dispositions?
For lower volume, yes — tell us your call and contract volume and we will say honestly whether one person covers it or whether you need two. Splitting the roles is usually the right call once you are running consistent lead volume on both sides.
Will they sound American on the phone?
They will sound clear, neutral and easy to follow. We assess spoken English before anyone reaches your shortlist, and the recorded introduction we send lets you judge for yourself before you spend time on an interview.
Can you advise on deal structure — wholesaling, assignment, double close?
No. Deal structure is state-law-dependent, and that question goes to your attorney, not to us or to your caller. What we do is keep the calls made, the leads qualified and the buyers list worked — the legal and contractual decisions stay with you.
What if the person is not a fit?
Tell us early and we replace them at no cost.
